Presentation of your obligatory annual resident or non-resident taxes.
If you are resident in Spain, you will be subject to Spanish taxation on all of your income. If you are a non-resident in Spain but you own a property there, you will have to submit your annual non-resident taxes. The reason for this is that non-residents are subject to taxation on their Spanish income, including potential income on their Spanish property, even if they do not rent it out or have any profit from it.
Management of all the utilities needed for your new house.
- Hiring or changing ownership of the electricity, water, gas, broadband and home phone.
- Inscription into your name and setting up the debits to your bank account.
- Communications with the Town hall and application for accessing, traffic and parking authorization in your new area.
- Mind that not all of the areas require accessing, traffic and parking authorization, at least if the house is not in the city center, historical center nor in a crowded area.

2. Basic package. Buying a property in Spain
For this package, you will need a previous NIE and a Spanish bank account.

Investigation and report on the legal situation of the property.
Report analyzing if there are difficulties or debt attached to the property or conversely, it has a proper situation for being transferred.
Verification that the seller performed the payments of taxes attached to the property, as well as the community expenses of the building, before the sale.
Arrangement of an Architect Surveyors report.
We will liaise between you and an architect, if you are interested on it. He can make a technical report on the state of the house or the building as well as a review and a budget for future reforms, if requested. (Architect services will be charged separately).
Advice for the mortgage application.
We will analyze the different bank offers and mortgage conditions until we find the best for you.
Negotiations with the vendor or his/her representatives on your behalf.
Throughout the process, we can directly liaise or negotiate with the vendor, the real estate agent or any representative of the vendor, ensuring your situation and protecting you.
Drafting or review of the sale agreement.
Drafting, review, oral translation and explanation of the contract.
You can also get a written translation of the contract (charged separately).
Support and accompaniment during legal acts relevant for the purchase.
We will either accompany you or sign on your behalf (with a power of attorney) during the mortgage application, the signature of the sale agreement and the execution of the sale deed; ensuring that you understand everything and can express your opinion.

Management of the Spanish certificate of occupancy “Cédula de habitabilidad”.
The certificate of occupancy is a document that certifies compliance with the minimum requirements for a space to be inhabited by people in terms of hygiene, health and security. It is also a requirement for other procedures such as hiring electricity, water and gas.
Theoretical seminar and discussion: “Preparation for the Spanish tax system”.
Basic knowledge that you need to have of the implications of having a house in Spain. You will have a general understanding of the Spanish tax system. Online video conference with one of our lawyers. Materials will be delivered. Duration 1 hour.
